Use the "appraiser's specialty" parameter when you need an appraiser that specializes in a particular type of property or appraisal. Perhaps you need an appraisal of a golf course, or a nursing home. Of course you would want appraisers that are experienced in that type of appraisal work. That is where the "appraiser's specialty" parameter can be very helpful. When using "appraiser's specialty" as a parameter it is recommend that you use very few of the other parameters unless you find a large list of appraisers then you can narrow your search as needed.
